Ted Halaby Jr.

Ted Halaby Jr.
Ted Halaby, is responsible for overseeing the acquisition, reposition, and disposition of investments. Mr. Halaby is also responsible for raising equity for the Fund, maintaining investor relations, and maintaining relationships with brokers. Mr. Halaby has invested in real estate since 2008. Starting in 2008, Mr. Halaby made numerous investments in distressed real estate, purchasing properties at a significant discount, increasing the value of the properties, and selling the properties for a profit. Since late 2014, Mr. Halaby has been investing strictly in value-add, multifamily properties in Colorado. Mr. Halaby graduated from the University of Denver – Daniels College of Business in 2012, earning his Master of Business Administration. In 2003, Mr. Halaby earned his Bachelor of Science in Business Management from the University of Arizona. Mr. Halaby is an active member of the Denver community. In 2008, Mr. Halaby and his friends formed the Blue Sky Fund to help disadvantaged children in the Denver area. Mr. Halaby currently resides in Denver, Colorado with his wife Misty and their three children.

Mitchell Zemanek

Mitchell Zemanek
Mitchell Zemanek serves as Vice President of Operations for Halaby Capital. Mitchell is responsible for underwriting and modeling all acquisitions and dispositions for Halaby Capital’s funds and syndications. In 2020, he transitioned into value-add multi-family real estate after working for a privately held Denver-based investment and development firm with a national portfolio of ~$1.4 billion in real estate assets under management. Prior to Halaby, Mitch underwrote distressed office, industrial, retail, and mixed-use properties.
As a tech enthusiast, Mitch creates and implements strategic road maps to ensure the company is utilizing new technologies in the most efficient manner. Mitchell works closely with lenders when raising new funds and recapitalizing investments.
A Seattle native, Mitch, moved to Colorado in 2015. He graduated from the University of Colorado Boulder with a Masters in Business Administration and earned a B.S. in Finance from the University of Washington’s Foster School of Business in Seattle. During his free time, you can find Mitch training for marathons, skiing, and exploring the great Colorado outdoors.

Stephen McManus

Stephen McManus
Stephen McManus serves as Vice President of Acquisitions for Halaby Capital, and is responsible for underwriting perspective assets, negotiating purchase terms, preparing lender due diligence materials, modeling value-add projects, managing closing timelines, monitoring financial targets with lenders and property managers to maximize asset returns, refinancing of assets, and dispositions.
Prior to Halaby Capital, Stephen worked as a financial analyst with CBRE’s Debt and Structured Finance department and closed transactions totaling more than $800 million in loan volume and 5.6 million square feet. Proceeding Stephen’s experience modeling commercial real estate debt for Life Insurance Companies, Debt Funds, Conduit Lenders (CMBS), and Commercial Banks, Stephen began his career as a commercial underwriter for the Alpine Bank’s credit analyst division. In this role, he was promoted to Senior Analyst to help present committee-sized loans, given broad exposure to the Denver economy, and provided analysis on more than 400 loans in the state of Colorado.
A Dallas, TX native, Stephen received his B.S. in Economics from Texas A&M University.

William Combs IV

William Combs IV
William Combs IV serves as an Asset Manager at Halaby Capital. Will is responsible for all multifamily operations but specifically develops, documents, and ultimately implements strategies to maximize the performance of funds and syndications, creates and leads value-add improvement plans, supervises operating partners/3rd party property managers to maximize value and profitability, and supports due diligence for new acquisitions.
Will has experience in investment banking, international REITs, small/large business consulting services, financial reporting, and multifamily operations. He started on the financial reporting side but realized his strong operational skill set and began working as a Regional Multifamily Manager at a startup property management company. Will has led multiple takeovers and has an eye for operational efficiencies and process improvement. Previously, he served as a Director at UV Residential where he led a team managing 36 assets with a value of over $1.2 Billion.
Will went to Regis University in Denver Colorado where he obtained a BS in Accounting with a minor in philosophy and an MS in Accounting and Finance. During his free time, you can find Will volunteering at youth based non-profits, skiing, golfing, and enjoying the beautiful Colorado Rockies.

Tony Gervasini

Tony Gervasini
Tony Gervasini serves as an Associate for Halaby Capital. Tony supports multiple departments on tasks ranging from due diligence, underwriting, market analytics, investor reporting, operations, and asset management.
Prior to Halaby Capital, Tony worked in the Family Office Services Division of SEI where he supported accounting, investment analysis, and financial reporting for families with over $1 billion in assets. Mr. Gervasini received his B.S. in Economics from Texas Christian University. He is a Colorado native and spends his time away from work skiing, golfing, and boxing.

Morgan Salerno

Morgan Salerno
Morgan Salerno is a detail-oriented administrativeprofessional with a diverse background in executive support, projectcoordination, and live event production. Before relocating to Colorado, sheworked as a Disaster Recovery Coordinator with Redman Consulting Group, whereshe managed large-scale hurricane recovery efforts for multiple municipalitiesin Volusia County, Florida. She also provided high-level administrative supportto senior staff, ensuring seamless operations.
For the past several years, Morgan has been deeply involvedin the live entertainment industry, building and supporting some of the world’slargest touring music acts.
When she’s not in the office, she loves traveling, rockclimbing, camping, and hiking—embracing anything that gets her outside. She’salso an avid photographer and, of course, a dedicated concertgoer.
